The Problem with Epoxy Floors
So what is exactly is the problem with epoxy floors and why do so many of our clients want them removed? Well, for starters, epoxy floors are installed on a wide array of applications: from residential homes to commercial facilities. In majority of cases, most people install epoxy floors because of their alleged durability and wide color selections.
Historically, epoxy floors gained a wide following after its introduction into the marketplace during the early 1900’s: epoxy floors have been around for decades (hence our wide customer base of unhappy epoxy clients). Complicating matters further, there are now hundreds of different DIY epoxy kits for home owners to apply themselves. If properly applied and maintained, epoxy floors can last for years. However, it’s more of a science and an art. Therefore, most failures are due to improper installation and maintenance.
Epoxy Floors Typically Fail Within 2-3 Years!
Due to their complexity, the majority of epoxy floors are installed incorrectly and fail within 2-3 years. Some of the reasons for the failure of epoxy floors include but are not limited to:
Peeling Floors – occur due to improper surface preparation or if epoxy is applied when temperatures are too hot or cold. The surface also needs to be etched (not smooth) when epoxy is applied.
Moisture Buildup – moisture can pool beneath your epoxy surface causing bubbling or de-lamination. We consider moisture as a “bond breaker” and it will always cause a failure.
Air Bubbles – air can form beneath the epoxy surface if mixed too quickly or if the concrete surface is porous. This causes “pop ups” or “bubbles” in your surface that will eventually crack and peel away.
Color Variations – epoxy is comprised of two parts: epoxy resin & polymer hardener. If not mixed long enough or the temperatures are too cold – the colors will not blend naturally and create a wide variance in color.

Remove The Old Epoxy & Applying 1 Day Coatings
Take this outdoor remodel for example. This client contracted 1 Day Coatings to restore their outdoor living space. By removing their old surface materials, i.e.: Basic concrete deck / patio (located near the above ground space) & Stained & sealed concrete counter tops – we were able to create a stunning outdoor living space!

On the flip side, there are many products that you can purchase “over the counter” at places like Lowes & Home Depot. Many of these “off brands” will give you an installation guide which makes the buyer feel empowered and capable of doing it themselves.
Unfortunately, most home owners quickly discover that applying floor coatings by themselves is harder than it appears. Problems often arise within a time period of a few months to a few years. Flaking, Chipping or De-laminating are the most common issues that we see in the field.
Manufacturers of these off-brand products do not provide their clients with a warranty. They can hind behind the mask of “not professionally installed.” This leaves the home owner holding the bill – with wasted product and a surface that is difficult to remove. It’s a frustrating circumstance and one that we see too often in our industry.
Here you can see the old Kool Deck system. Our client was experiencing peeling and chipping and contacted us to replace this existing floor system with our 1 Day Coatings product.
Removing an Old & Chipping Kool Deck Coating
This week, our teams removed a Chipping Kool Deck system from a back patio / pool deck. This home owner contacted us after they began to experience the same issues listed above. It’s applied correctly, Kool Deck is a wonderful product that provides many benefits to clients. For starters, it helps to cool the patio surface – which in Texas is a very nice benefit!
However, like all products, if they are not installed correctly (or if the product naturally starts to fail) they no longer become viable. Our client contacted us and requested for us to remove this Kool Deck system and install our 1 Day Coatings product instead. We were happy to fulfill this request and completed the project in just one day!
As you can see from the image above, our products provide a nice, smooth finish. Clients often refer to our system having an “orange-peel” like texture to it. It’s softer surface and higher surface traction creates a perfect surface for our clients to walk on barefoot. Our 1 Day Coatings product is extremely comfortable to walk on and provides long lasting benefits to our clients. Backed by a 15-year residential warranty, it’s hard not to see how our products are more comfortable, stronger and a better all around choice!
Here you can see our commercial grinder. We use these rigs to grind and remove existing floor coatings so we can expose a fresh layer of concrete. This is part of our “prep work” and it’s essential for a properly installed and long lasting product. We focus on the details!
We’ve Got The Tools: Commercial Floor Grinders
Removing a Kool Deck system (or any other system for that matter) requires some elbow grease and the right hardware. Because Kool Deck and other systems are applied with an epoxy bond coat, they have to be mechanically removed. We’ve invested some serious capital into industrial floor grinders so we can remove all types of durable surfaces.
Trust us, we see these types of floor coatings all the time! In fact, we are used to removing stubborn epoxy floor coatings and have done it on dozens of occasions. You might say that removing low quality floor coatings and replacing them with our high quality industrial floor coating is a specialty of ours!

So, first things first – we utilize our commercial floor grinder to evenly remove the existing floor coating. We grind the floors evenly until we get down to a fresh layer of concrete – which is what our polyurea basecoat adheres to.
After the floor is ground down to a fresh layer of concrete we then look for defects and begin the repair process. Utilizing our CR Mender Repair System, we can fill and repair a wide array of cracks, pits and joints. Our CR Mender helps to create a smooth surface for our products to adhere to. It’s also the perfect time for us to repair your concrete and spot treat areas where failures may appear.
Thirdly, once we’ve repaired the concrete with the CR Mender, we can then clean the surface and apply our Polyurea Basecoat. This polyurea basecoat is highly durable and adheres to the fresh concrete – creating a solid bond coat. From here we distribute our Vinyl Chip Flakes and seal our finished product with our Polyurea Top Coat.
